Most residential metal roofs take a few days from tear-off to final trim. Here's the sequence, so you know what to expect at each stage.
Step by step
- Inspect & measure: We measure every plane, check the decking and chimney, and price the panel options separately so you can compare.
- Tear-off & deck: The old roof comes off. Soft decking is shown to you and replaced before anything goes on top of it.
- Underlayment & flashing: High-temp synthetic underlayment, ice-and-water barrier at the eaves and valleys, and chimney counter-flashing cut into the brick.
- Panels & trim: Panels set and seamed or fastened, then ridge, eave, and gable trim, snow guards where they're needed, and a full cleanup.

It depends on the panel type, how complicated the roof is, and whether the old roof has to come off. Standing seam costs more than exposed-fastener panels, and a roof with several dormers and a chimney costs more than a plain gable. Metal costs more than shingles up front and usually less over its life, because you install it once. We give a written estimate after we measure, with the options priced separately.

Sometimes. It's allowed in many cases if there's only one layer of shingles and the decking is sound, and it saves the tear-off cost. But it hides rotten decking and can trap moisture if the old roof has been leaking. We'll tell you which situation you're in after we inspect, and we won't recommend an overlay just to win on price.

Not on a house. With solid decking and underlayment under the panels, it's no louder than shingles. The noise people remember comes from open-frame barns and pole buildings where the metal is exposed on both sides.

Yes, and this is where we're in our element. The chimney is the most common leak point on any metal roof because the flashing has to tie into the masonry. We cut counter-flashing into the mortar joints and repoint around it, and if the crown or brick is deteriorated we repair it before the roof goes on, so you're not opening the roof back up in two years.
